Should You Attend the Inspection?

Whenever possible, we recommend buyers attend at least the final portion of the inspection.

This gives you an opportunity to walk through major findings with the inspector, ask questions, and better understand the home beyond what can be communicated in a report alone.

If you cannot attend, no problem. You will still receive a detailed report with photos and clear documentation of our findings.

Is a home inspection required?

A home inspection is generally not required, but it is strongly recommended. It gives you additional information about the property before you move forward with the purchase.

How long does a home inspection take?

Inspection time varies based on the size, age, condition, and features of the property. Most inspections take several hours.

When should I schedule the inspection?

As soon as possible after going under contract. Your inspection should be completed with enough time to review the report and address any concerns before your due diligence or inspection deadline.

Will you tell me whether I should buy the house?

No. Our job is to provide objective information about the visible condition of the home. The final decision is yours.

What if the inspection finds a major issue?

Major findings do not automatically mean you should walk away. Your agent can help you determine whether to request repairs, negotiate a credit, obtain further evaluation, or move forward as-is.

Can I attend the inspection?

Yes. We encourage buyers to attend when possible, especially toward the end of the inspection so we can review major findings with you.

Will I receive a report?

Yes. You will receive a digital inspection report with photos, observations, and clear notes documenting the visible conditions we identified.

Is this the same as a pre-purchase home inspection?

Yes. A buyer home inspection is also commonly referred to as a pre-purchase home inspection.
